Construction Management is just one of several methods that can be used to
direct the work of a major construction project. Akers CBS' Detailed Services Method of Construction Management is designed especially for church projects. It gives the congregation
three distinct advantages over other methods of construction administration.
1. Lower Costs:
Our C.M. method consistently saves 8% to 10% compared to general contracting (5-7% over Bid Package C.M.). Savings are attained by giving careful attention to detail, including: |

Competitive bidding at all levels.

Elimination of much middleman overhead and profit.

Direct buying, wholesale, discounts, etc.

Separating labor and materials in some bid areas--contracting for labor only, and buying materials direct.

Hiring carpenters and laborers direct.

Incorporation of church's volunteer labor.

A full-time job superintendent, working for the church and looking out for your best interests.

Professional bidding and screening of all sub-contractors.

Regular site visits by Akers CBS' project manager and General Superintendent.

The church reviews and approves all bids and awards contracts (with Akers
CBS' help).
- Akers CBS checks the work, and authorizes all payments, but does not handle your money. The church handles all money and pays all sub-contractors and suppliers direct.

Which Is Better, General Contracting or Construction Management? |

A General Contractor is essentially a C.M. who guarantees the work and the total price, and gets more profit for his risk.

A Construction Manager is essentially a G.C. who does not guarantee the price, and passes the savings on to the church. Most (75% to 90%) of the price, however, is guaranteed by the sub-contractors.

Construction Management will give more building for the money, and the church will have more control over the project.
